Things to know before you book

Be wary of doorstep roofers

Roofing is the trade most often linked to cold-calling scams. Never pay cash up front to someone who knocked on your door. If you agree a contract at home, you normally have a 14-day cooling-off period to cancel.

Big re-roofs come under building regulations

Replacing more than a quarter of your roof usually means it must meet current insulation standards. A roofer registered with a competent person scheme can sign this off for you. Otherwise it goes through Middlesbrough Council's building control.

Bats are protected

Bats often roost in roof spaces and are protected by law. If you've seen signs of bats, tell your roofer before work starts, as a bat survey may be needed first.

Common questions

Can my roof be repaired, or does it need replacing?

Most leaks come from a few slipped tiles, worn flashing or a loose ridge, which a repair fixes. A full re-roof only makes sense when tiles are failing across the roof or the felt underneath has perished. A good roofer will tell you which.

How long does a full re-roof take?

A typical semi takes about one to two weeks, including putting up scaffolding. The roof is covered every night so your home stays dry.

Do you handle emergency leaks?

Yes. Tick "Water is coming in now" or choose "Emergency" on the form, and a roofer will prioritise making it watertight.

Why might my final quote differ from the guide price?

Roof pitch, the type of tile or slate, hidden rot in the timbers and access all change the price. The roofer confirms everything at a free inspection before you commit.
